Application
Criteria
Thank you for considering our apartment community
for your new home! To assist you in your upcoming transition,
we would like to outline our application procedures and our acceptance
criteria. Our criteria have been designed to be as fair and reasonable
as possible. Please read it carefully.

Once you have chosen the apartment you will apply for, all adults
that occupy the apartment must fill out an application and qualify.
We will only process applications that are filled in completely,
in the order they are received. Applications must be accompanied
with a $100 earnest deposit. We cannot hold an apartment without
all applications and the earnest deposit.
· Once your application is approved, we will schedule a
lease signing. The lease should be signed within 5 days of application
approval. If the lease is not signed within 5 days, we reserve
the right to return your earnest deposit, less administrative
fees and the apartment will be placed back on the availability
list.
1)
Income Source: We will contact your current employer to verify
the length of employment in addition to the income amount. If
there is no employer, you will need to provide written documentation
of all income sources that you would like us to consider when
processing your application.
2)
Housing Reference: We will contact your present landlord. If you
have lived at your current address for less than two years, we
will ask for your previous landlord.
3)
Credit Reference: We will obtain your credit history via Trans
Union.
4)
Criminal history check: We will complete a criminal history check
Our
acceptance criteria is as follows:

Income Source: Gross income must be derived from a lawful source
and equal to no less than three times the rental rate of the apartment
applied for (33% rent to income ratio). If you are denied based
solely on your failure to meet a minimum income standard, you
will be notified within 21 calendar days.
If
you have failed to meet the minimum standard or minimum income-to-rent
ratio your application will be reconsidered if the following are
provided to us:
1. Rental references for the past 24 months from a rental housing
provider not related to you.
2. Prior leases for the past 24 months.
3. Wage statements for the past 24 months.

Housing Reference: All payments should have been timely. The following
will not constitute a good housing reference: Late payments, noise
complaints, and/or violations of your lease agreement. References
from family members will not be considered as a housing reference.
If
both the income and housing references meet these criteria, we
will then check your credit file and perform a criminal history
check. If all references are acceptable, with the exception of
one, you will be offered the opportunity to have a co-signer for
your lease, who must also satisfy the same criteria. Providing
your social security number is voluntary and your application
will not be denied solely on not disclosing your social security
number.
